How I know That


Now I realize how impactful open houses can be in starting out as a new agent and building your business, but it took time for me to realize that.

Don't Do What I Did


When I first started out in real estate, I felt like I didn't need to spend the extra money or time on making my open houses more effective. I didn't have much money and I was naive to think that people would go to my open houses just because I put a few generic signs out.

After I started implementing the strategies that you'll be learning, my open house attendance went through the roof and so did my results.

My goal for every open house was to at the minimum meet one person that is ready, willing and able to buy a property in the next 30 to 60 days from each open house.

If you work this plan and do all of the items in the Open House Checklist, you will meet at least one person that you can close in the next 30-60 days.

That Time An Open House

MADE ME $45,000

It was Super Bowl Sunday 2012 actually and I had a new listing in an up and coming area of Houston listed at $339,900 that had just gone live on the market that Friday.

When I'm getting the paperwork signed by my seller, he asks, "You're still gonna do an open house on Sunday right?". To which I reply, "of course!". I'm not a huge football guy so it didn't bother me to go.

Well, Sunday rolls around and I only get one visitor.

I ended up doing 4 transactions with that one visitor in 3 years for a grand total commission of just over $45,000.

He's still a great client and friend to this day. All from one little open house.

Open houses done correctly, can be a huge lead generation tool for meeting buyers and home sellers.
